Dove Creek homes and their sewer lines

Dove Creek housing is mostly small frame and block homes from the 1940s through the 1970s, manufactured homes, and farmhouses on the dryland bean, wheat and sunflower ground around town.

The Town of Dove Creek provides water and sewer in town. Its wastewater goes to a lagoon system built around 2000, and its water supply has been tied to the McPhee Reservoir canal system, with drought, water quality orders and rates all making local news in 2026. Farms outside town use cisterns, wells and septic systems.

Older Dove Creek homes may have cast iron or galvanized drains, with clay or early plastic laterals to the main.

Dove Creek drain problems

Dove Creek drain calls come from old pipe, wind-blown red soil and cold. Fine dust from the plains blows into mudrooms and ends up in drains, clay and early plastic laterals crack, and winter nights at nearly 6,900 feet freeze lines in crawlspaces and porches.

What drain work usually costs in Dove Creek

JobTypical range
Kitchen, bath or toilet clog$125–$300
Main line cleared to the town main$200–$550
Root cutting in a lateral$250–$650
Thawing a frozen drain$200–$600
Camera inspection$150–$400

The Pinto Bean Capital

Dove Creek sits on the Great Sage Plain, rolling dryland country where the Old Spanish Trail passed between 1829 and the 1850s. The post office opened in January 1915, homesteaders broke the sagebrush for beans and wheat, and the town incorporated in June 1939. In 1947, Dolores County voters moved the county seat here from Rico, the old mining town in the mountains, and the courthouse was built in 1957. Pinto beans made the town's reputation: the big concrete bean elevator on the west side is a landmark, and Dove Creek proudly calls itself the Pinto Bean Capital of the World.

The town sits at about 6,840 feet on US 491, roughly 35 miles north of Cortez, with Utah just to the west.

A town water and sewer system under pressure

The Town of Dove Creek provides water and sewer. Its wastewater goes to a lagoon system built around 2000, later improved with constructed wetlands because the original two-cell lagoon struggled to stay in compliance. Water has been a harder story: the town's supply has been tied to the McPhee Reservoir canal system, and in 2026 drought shut that water off early, state health officials flagged water quality problems, and rate increases set off heated town meetings. The town has pursued a connection to the Montezuma Water Company system.

For drains, the practical point is unchanged. The town is responsible for its mains and lagoons, and you are responsible for the lateral from the house to the main and everything inside.

Red dirt and grit

The Great Sage Plain's soil is fine, red and wind-blown, and it finds its way into everything. Farm families track it in, it coats work clothes and it settles in mudroom sinks, laundry drains and floor drains. Over time that grit builds up in the bottom of a line, especially at sags and joints. Shake out work clothes outside, put a strainer on utility sinks and have the main cleaned or jetted if drains slow down.

Older houses and laterals

Much of Dove Creek's housing went up between the 1940s and 1970s, after the bean boom and the move of the county seat. Those houses often have cast iron or galvanized drains inside, with clay or early plastic laterals out to the main. Galvanized drains rust from the inside until a sink barely drains. Clay and early plastic crack. A camera inspection shows which kind of line you have and where it's failing.

High desert cold

At nearly 6,900 feet, Dove Creek's January highs average in the upper 30s, and nights fall well below freezing. Drains in crawlspaces, unheated porches and manufactured homes with loose skirting freeze in cold snaps. Keep crawlspace vents closed in winter, keep heat in rooms with plumbing and insulate exposed lines. If a drain stops on a cold morning, warm the space and call.

If a Dove Creek drain backs up

  1. 01

    Stop using water

Hold off on laundry and showers in your Dove Creek house until the line is clear.

  2. 02

    Check for ice

On a cold morning, warm the crawlspace or room first.

  3. 03

    Find the cleanout

Often outside near the foundation or in the yard toward the street.

  4. 04

    Ask about travel

Most plumbers come from Cortez, so ask about the trip charge.

Dove Creek warning signs

  • A Dove Creek laundry drain that backs up with gritty water
  • Several slow fixtures at once
  • Gurgling toilets
  • A drain that freezes on the coldest mornings
  • Sewer smell near the cleanout

What changes the price in Dove Creek

Every Dove Creek job starts with a drive of about 35 miles up US 491 from Cortez, so a trip charge is normal. A single clogged sink stays near the bottom of the ranges above. Jetting packed red grit out of a farmhouse main, thawing a line frozen under a manufactured home, or running a camera through an old galvanized and clay system to find where it has rusted or cracked takes longer and costs more. Ask for the trip charge and the hourly rate before the plumber leaves Cortez, and have the cleanout uncovered when they arrive.

Water restrictions and slow drains

When the town's water supply runs short, as it did in the 2026 drought, households cut back on water, and low-flow habits change how drains behave. Less water moving through a main line means solids, grease and grit have less flow to carry them along, and a line with a sag or a rough joint is more likely to clog. If your Dove Creek house is conserving, run a full sink or tub of water down the drain now and then to give the main a good flush, wipe grease out of pans before washing and keep wipes out of the toilet. If drains still slow down, a camera can show whether a low spot in the lateral is collecting debris.
