Fraser homes and their sewer lines
Fraser homes range from older cabins and small houses near the original townsite to 1970s and 1980s condos and a large share of newer townhomes and single-family homes built for the Winter Park market.
The Town of Fraser handles sewer in town and manages the Upper Fraser Valley Wastewater Treatment Plant, which it co-owns with Grand County Water and Sanitation District No. 1 and Winter Park Ranch Water and Sanitation District. The plant came online in 2004 and runs a second treatment train each ski season to handle the load.
Newer Fraser homes have PVC drains; older cabins and condos may have cast iron, ABS or early plastic with joints that have moved over many frost seasons.
Fraser drain problems
Fraser drain calls are cold-weather calls first. Lines freeze in crawlspaces and garages, frost pushes on buried pipe, and short-term rentals full of ski guests put grease and wipes into shared condo lines on the busiest weekends.

The Icebox of the Nation
Fraser was settled in 1871, had a post office from 1876 and incorporated in 1953. Its fame comes from cold. A volunteer weather station run for years by local residents recorded frost on every date of the calendar, and Fraser began calling itself the Icebox of the Nation in the 1950s. International Falls, Minnesota, claimed the same title, the two towns argued over it for decades, and the federal trademark went to International Falls in 2008. Fraser still sits in a high, flat valley where cold air drains down from the Continental Divide and pools on clear nights.
Today the town is closely tied to Winter Park Resort just to the south, and condos, townhomes and new houses have filled in much of the valley floor.
A shared treatment plant
The Town of Fraser handles sewer in town and serves as manager of the Upper Fraser Valley Wastewater Treatment Plant, which it owns jointly with Grand County Water and Sanitation District No. 1 and Winter Park Ranch Water and Sanitation District. The plant came online in 2004 with a capacity of 2 million gallons a day. It runs one treatment train for most of the year and starts the second in early November, ahead of ski season, when the valley's population and flows climb. The town maintains its mains; the line from a building to the main belongs to the owner or the HOA.
How frozen drains happen here
A Fraser drain rarely freezes inside a heated room. It freezes in the places nobody checks: a crawlspace with a vent left open, a garage wall, a drain run along an exterior wall of a condo, a line under a deck. Water sitting in a trap or a slight sag in those spots turns to ice on a 25-below night, and the drain stops. The next time someone showers, water backs up. A plumber can thaw the line with steam or hot water through a cleanout, then find the cold spot so it can be insulated or heat-traced. Don't use an open flame on plastic pipe.
Condos, rentals and ski weekends
Many Fraser buildings are condos and townhomes where several units share a stack and a main. Short-term rental guests often don't know what a mountain sewer can take, and holiday weekends bring a surge of grease, wipes and cooking scraps. In a shared stack, grease hardens on the cold pipe walls and narrows the line until it closes, often in the lowest unit. A hydro jetter scours that buildup off the inside of a Fraser stack, top to bottom. Owners can head off most calls with sink strainers, trash cans in every bathroom and a short note for guests.
Frost and older lines
Deep frost in Fraser ground moves buried pipe a little every winter. Older service lines from the 1970s and 1980s, in cast iron, ABS or early PVC, can develop offset joints or bellies after decades of that movement. If a line clogs again within months of cleaning, a camera inspection shows whether the pipe has shifted.
When a Fraser drain stops
- 01
Stop running water
If a line is frozen, more water only adds ice or a backup.
- 02
Warm the space
Raise the heat and open cabinet doors on outside walls.
- 03
Check other units
In a condo, ask whether neighbors are affected.
- 04
Call before it spreads
Tell the plumber whether it's frozen, slow or backing up.
Fraser warning signs
- A drain that stops on the coldest morning of the week
- Water backing up in the lowest condo unit
- Gurgling after a busy rental weekend
- Sewer odor in a vacation home
- A line that clogs again soon after cleaning
Leaving a Fraser home empty
If you're away for weeks in winter, keep the heat at a safe setting, leave cabinet doors open on outside walls and have someone check the house during a deep cold snap. When you come back, run water in every fixture to refill the traps.
What changes the price in Fraser
Thawing, shared lines and jetting add cost; a simple clog doesn't. Holiday and overnight calls can be higher. Ask what a Fraser visit should run before work starts.
Rental turnover days
On busy Fraser checkout days, cleaners and guests run every shower, washer and dishwasher in a short window. A partly blocked line that copes with normal use can back up then. Spreading laundry across the day helps.
Call if you notice
- A frozen drain in a Fraser crawlspace or garage wall
- A shared condo stack clogged by a full ski weekend
- Grease in a rental kitchen line
- A frost-heaved section of an older Fraser service line
- Sewer odor in a vacation home whose traps dried out
