Drain Cleaning in Fairplay, CO

Fairplay is the seat of Park County, a town of about 720 people at nearly 9,950 feet in South Park, where US 285 meets State Highway 9. Gold seekers settled it in 1859 and named it as a protest against the huge claims the first prospectors had grabbed elsewhere; it incorporated as Fair Play in November 1872 and took its one-word spelling in 1924.

Fairplay homes and their sewer lines

Fairplay mixes old cabins and frame houses from the mining decades, mid-century homes, newer houses on the edges of town and a lot of homes in the subdivisions around it in Park County.

The Town of Fairplay runs water and wastewater treatment for the town, having taken over operation of the old Fairplay Sanitation District's sewer plant, and it publishes its own wastewater rules. Homes in the county around Fairplay are almost all on wells and septic.

Older Fairplay houses may still have cast iron or galvanized drains and clay or even pitch fiber lines to the main, while newer homes are PVC.

Fairplay drain problems

At almost two miles up, the biggest drain problem in Fairplay is cold. Lines freeze in crawlspaces, under slabs that lose their snow cover, and in cabins left empty for a week. Old pipe and frost-heaved ground add to it.

Gold camp, county seat and burro town

Fairplay began in 1859 in the first rush to the Colorado gold fields, when miners working the gravel of the South Platte's headwaters named their camp to promise fairer claims than the ones they had been shut out of elsewhere. A post office opened in August 1861, Park County voters chose the town as their seat in 1867, and the Town of Fair Play incorporated in November 1872. The spelling became Fairplay in 1924. Mining for gold and silver went on into the twentieth century, including a dredge that worked the river gravels and was the largest gold dredge in Colorado.

The town keeps that past in view. South Park City, an open-air museum of relocated historic buildings, sits at the end of Front Street, and every July, Burro Days sends runners and their burros on a 29-mile race up toward Mosquito Pass.

Almost two miles up

At close to 9,950 feet, Fairplay is one of the highest incorporated towns in Colorado, and its climate is closer to the subarctic than to Denver's. The record low is 28 below zero, snowfall averages about 80 inches a year, and the wind across South Park strips snow off open ground. That last part matters for plumbing: snow insulates, and where wind scours a yard bare, frost drives deeper into the soil above a sewer line. A lateral that is shallow in one spot, or that crosses an exposed corner of the lot, can freeze even though the rest of the line is fine.

From sanitation district to town utility

For years Fairplay's sewer belonged to the Fairplay Sanitation District, a special district separate from the town. In the mid 2000s the district's three-cell aerated lagoon could not meet a tighter ammonia limit, partly because cold water slows the bacteria that remove ammonia, and the state ordered a fix, so a new treatment plant was built. The town began managing that plant under an agreement in 2014, the two boards approved combining water and sewer operations in 2018, and today the Town of Fairplay runs both water and wastewater and adopted updated wastewater rules in November 2025. What hasn't changed is the split of responsibility: the town handles the public mains and plant, and the line from your house to the main belongs to you.

Cabins, older homes and newer builds

Fairplay houses span a long range of ages. A cabin or frame house near Main Street might have pieces of cast iron and galvanized pipe from several eras, joined to a clay or even fiber sewer pipe, while a home built in the last twenty years is PVC throughout. Older lines tend to fail at joints and where a previous repair changed materials. Newer lines are more likely to have problems from installation: a sag where backfill settled, or a section laid too shallow. A camera inspection shows which kind of problem you have before anyone digs in frozen ground.

Second homes and the heat that went off

Many houses in and around Fairplay are second homes or rentals, and the classic winter call is a cabin where the heat dropped, the furnace quit or the propane ran out while nobody was there. Water in traps and drain lines freezes first, sometimes cracking a trap or a fitting, and supply lines often follow. If you leave a Fairplay house for more than a few days in winter, keep the thermostat at a safe setting, have someone check on it, and consider a remote temperature alert. For long absences, a plumber can winterize the drains and add antifreeze to the traps.

Septic across Park County

Most homes in the subdivisions around Fairplay, and across Park County, have their own well and septic system. Granite and gravel soils, a short warm season and freezing ground make these systems more sensitive than lower down. Pump the tank every few years, keep vehicles off the leach field, and don't let snow be plowed into piles over it, since compacted snow drives frost deeper. When a house sells, Park County requires a septic inspection, so buyers and sellers should plan for that early.

When a Fairplay drain stops working

  1. 01

    Check the heat first

In a Fairplay house on a cold morning, a stopped drain is often ice; warm the room before anything else.

  2. 02

    Don't keep running water

If the main is frozen or blocked, more water just backs up at the lowest fixture.

  3. 03

    Locate the cleanout

Know where it is before winter; digging through snow to find it costs time.

  4. 04

    Ask about thaw billing

Thawing can take hours, so ask how the time is charged.

Fairplay warning signs

  • A single drain that won't empty on a subzero Fairplay morning
  • Ice or frost in a crawlspace near the drain pipes
  • Slow drains through the whole house after a cold week
  • Gurgling in a cabin's toilet when the shower runs
  • Soft, wet or smelly ground over a septic field in spring

What makes a Fairplay job cost more

Cold is the main factor. Thawing frozen lines, especially a frozen sewer lateral under the yard, takes longer than clearing a clog. Travel along US 285 in winter, after-hours calls and camera work also add to the bill. Ask about all of those on the phone so there are no surprises.

Call if you notice

  • A Fairplay drain that freezes when a cabin's heat is turned down too far
  • A sewer lateral that heaves and sags in frozen South Park ground
  • A septic line clogging in a subdivision home outside town
  • Grit from dirt roads and mudrooms in a laundry or shower drain
  • An old Fairplay cast iron stack scaling up under a kitchen
