Grand Lake homes and their sewer lines
Grand Lake homes are log and frame cabins, many of them built as summer places, older lodges around the boardwalk, and newer year-round and second homes on the lake and in the surrounding subdivisions.
Sewer around Grand Lake is run by the Three Lakes Water and Sanitation District, which took over the old Grand Lake and Columbine Lake sanitation systems and serves more than 3,000 homes across about 59 square miles around Grand Lake, Shadow Mountain Lake and Lake Granby. The district is extending mains to retire aging septic systems, so some properties still on septic will be required to connect.
Older Grand Lake cabins may have cast iron, galvanized or early plastic drains, sometimes extended when a seasonal cabin was winterized for year-round use.
Grand Lake drain problems
Grand Lake drain calls swing with the seasons. Winter brings frozen lines in cabins that were built for summer, the busy months bring grease and wipes from full rentals, and lots near the lake deal with high groundwater and roots from lodgepole and willow.

A mining supply town on a famous lake
Grand Lake began as an outfitting point for the mining camps of Lulu City, Teller City and Gaskill in the Never Summer country, and for six years, from 1882 to 1888, it was the county seat. When the mines played out, tourism took over. The Kauffman House, a log hotel built in 1892, is now a museum. The boardwalk on Grand Avenue has no chain stores. Rocky Mountain National Park surrounds the lake and town on three sides, and Trail Ridge Road starts just north of town.
Since 1937 Grand Lake has also been part of the Colorado-Big Thompson Project, which carries water under the Divide to the Front Range through the Adams Tunnel.
Three Lakes and the end of old septic
Sewer around Grand Lake is handled by the Three Lakes Water and Sanitation District, which took over the systems of the old Grand Lake and Columbine Lake sanitation districts. It serves more than 3,000 homes and about 140 businesses across roughly 59 square miles around Grand Lake, Shadow Mountain Lake and Lake Granby. The district is building out mains to areas that never had sewer, with the stated goal of retiring aging septic systems near the lakes, and it received a $1 million federal grant for that work in 2024. Properties along new mains will be required to connect. A camera inspection and locate before connecting shows where your existing house line runs and whether it is sound.
Summer cabins in winter
Many Grand Lake cabins were built as summer places and later turned into year-round or ski-season homes. Their drains may run through crawlspaces, under porches or along walls that were never insulated for 30-below nights at 8,400 feet. Those are the lines that freeze. If a cabin drain stops on a cold morning, stop using water, keep the place warm and call. Thawing with steam or warm water through a cleanout is safer than heat guns or torches near old wood and plastic pipe.
After the East Troublesome Fire
In October 2020 the East Troublesome Fire ran more than 100,000 acres in a single day and reached the edge of town; it burned 193,812 acres and destroyed more than 300 homes in Grand County. Many Grand Lake area houses have been rebuilt or repaired since, with new drain and sewer work. If you bought a rebuilt home, ask for the plans or a camera inspection so you know where the lines and cleanouts are.
Rentals and the busy season
Summer and holiday weekends fill Grand Lake's cabins and rentals. Guests put grease, wipes and food scraps down the drains, and an older line that handles a couple of people fine can choke with a full house. Strainers, trash cans in every bathroom and a short note for guests prevent most rental calls.
When a Grand Lake drain backs up
- 01
Stop running water
A frozen or blocked line only backs up further.
- 02
Warm the cabin
Raise the heat if it's cold out and open cabinet doors.
- 03
Find the cleanout
Grand Lake cleanouts often hide under porches, decks or a crawlspace hatch.
- 04
Note your sewer status
Tell the plumber whether the house is on Three Lakes sewer or septic.
Grand Lake warning signs
- A Grand Lake cabin drain that quits on a 30-below morning
- Sewer smell when you open up the cabin after weeks away
- Wet ground over an old septic tank
- Gurgling toilets during a full rental week
- Roots on the cable from a line near the shore
What changes the price in Grand Lake
Thawing, older cabin plumbing, septic work and the drive in from Granby or Fraser add cost. Ask what a Grand Lake visit should run before work starts.
Lakeshore lots and high groundwater
Homes close to Grand Lake, Shadow Mountain Lake and the channels between them sit on low ground where the water table is high, especially during spring runoff. An old septic field near the shore may be saturated much of the year, and a cracked sewer line can take in groundwater, which adds flow and carries in sand. That's one reason the Three Lakes district is pushing sewer mains into lakeshore neighborhoods. If your Grand Lake drains slow every spring, groundwater may be part of the cause.
