It is known for potatoes and its spring Crane Festival.

Monte Vista homes and their sewer lines

Monte Vista homes range from Victorian and early 1900s houses near the downtown historic district to brick bungalows, mid-century ranches and manufactured homes on the edges of town.

The City of Monte Vista runs the sewer. Most of town drains to the Henderson treatment plant on the north side, which began as lagoons built in the 1950s and is being rebuilt as an activated sludge plant with about $29.3 million from USDA Rural Development.

Older Monte Vista houses often have cast iron inside and clay service lines out to the city main, many of them close to a century old.

Monte Vista drain problems

Monte Vista drain calls come from cold, age and water. Winters on the valley floor are among the coldest in Colorado, old clay and cast iron service lines crack and let in roots, and the irrigated farmland around town has long kept the water table close to the surface.

What drain work usually costs in Monte Vista

JobTypical range
Kitchen, bath or toilet clog cleared$125–$300
Service line cleared to the city main$200–$550
Root cutting in an older clay line$250–$600
Camera inspection$150–$400
Thawing a frozen drain line$200–$600

Lariat, Henry and Monte Vista

The Denver and Rio Grande reached this part of the San Luis Valley in 1881 and put in a siding called Lariat, with a switch, a water tank and a section house, near today's Fullenwider Park. The same year, Lillian Taylor opened a store in a small wood frame building that grew into the town's oldest retail business. The townsite was laid out as Henry in 1884, and it was replatted and renamed Monte Vista, Spanish for mountain view, when it incorporated on September 27, 1886.

Irrigated farming built the town. Monte Vista became a shipping point for livestock, barley and potatoes, and an early newspaper slogan promised peas, pigs, potatoes and prosperity. Today about 4,100 people live here, the downtown historic district preserves its old brick storefronts, and each March the Monte Vista Crane Festival welcomes thousands of sandhill cranes to the national wildlife refuge six miles south of town.

The city sewer and the Henderson plant

The City of Monte Vista runs the sewer system. For decades most of town drained to the Henderson lagoons on the north side, built in the 1950s, while a second plant built in 1994 and 1995 served another part of the system. The city has had trouble with metals in its lagoon discharge, and in 2023 it settled a state enforcement action over permit violations at both plants. USDA Rural Development has committed about $29.3 million to rebuild the Henderson plant as an activated sludge plant, with completion expected by 2028.

None of that work changes who owns the pipe under your yard. The city maintains its mains; the service line from your house to the main is generally the property owner's responsibility.

Some of Colorado's coldest nights

At 7,664 feet on the floor of a broad valley, Monte Vista collects cold air on clear, still winter nights, and temperatures far below zero are common. Drains in crawlspaces, exterior walls, garages and older additions freeze during those stretches, and so do lines that run shallow. A drain that stops all at once on a cold morning is almost always frozen. Stop running water, keep the house warm and call. A plumber can thaw the line, and insulating or rerouting the exposed section keeps it from happening again.

Old clay under historic neighborhoods

Homes near the downtown historic district and in the older blocks around it date from the late 1800s through the 1940s. Many still have cast iron inside and clay service lines out to the city main, some close to a century old. Clay joints shift with frost and settling and let roots in from the big trees that shade those streets. A camera inspection shows the condition of the whole line before roots or a break cause a backup.

A water table that used to be shallow

Farm families near Monte Vista once reached groundwater with a hand shovel. Decades of heavy well pumping have lowered the water table across much of the valley, and a state court now requires irrigators to restore groundwater. Even so, irrigation still raises ground moisture in summer, and low spots can stay wet. Groundwater that seeps into a cracked service line adds to the flow and can slow drains in irrigation season.

When a Monte Vista drain backs up

  1. 01

    Stop running water

    Especially the washer and dishwasher.

  2. 02

    Think about the weather

A sudden stop after a frigid night points to ice.

  3. 03

    Find the cleanout

Look in the basement, along the foundation or in the yard toward the street.

  4. 04

Check with the city if neighbors back up

A blocked city main is the city's job.

Monte Vista warning signs

  • A drain that stops after a subzero night
  • Root fibers pulled from a Monte Vista service line
  • Rust flakes from old cast iron
  • Water at a basement floor drain
  • Gurgling when the tub drains

Older homes and buying advice

Many homes for sale in Monte Vista are older, and their service lines may never have been inspected. Before buying, have the line scoped from the house to the city main. The video shows clay joints, roots, cracks and sags that a standard home inspection doesn't cover.

What changes the price in Monte Vista

A fixture clog is quick. Thawing, old clay and cast iron, and roots add time. Plumbers are based in Monte Vista and nearby Alamosa, about 17 miles east, so travel is short. Describe the house and what you've noticed, and ask what a Monte Vista call should cost.
